Caddelerin her zaman ya\u015fayaca\u011f\u0131n\u0131 belirten Al\u0131\u015fveri\u015f Merkezi Dan\u0131\u015fman\u0131 Avi Alka\u015f, al\u0131\u015fveri\u015f merkezlerinde bo\u015fluk oranlar\u0131n\u0131n neredeyse s\u0131f\u0131ra yak\u0131n hale geldi\u011fini belirtti. Bu a\u00e7\u0131dan da belediyelerin \u015fehir planc\u0131lar\u0131yla beraber \u00e7ok daha sa\u011fl\u0131kl\u0131 planlama yapmalar\u0131 gerekiyor.\u201d<\/p>\n<p>Ekonomide giri\u015f ve \u00e7\u0131k\u0131\u015flar\u0131n oldu\u011funu \u00e7ok fazla arz olursa fiyatlar\u0131n d\u00fc\u015ft\u00fc\u011f\u00fc gibi buna mukabil talep artt\u0131k\u00e7a da fiyatlar\u0131n y\u00fckselmesinin getirdi\u011fi avantajlarla tekrar al\u0131\u015fveri\u015f merkezi yat\u0131r\u0131mlar\u0131n\u0131n cazip hale gelmeye ba\u015flayaca\u011f\u0131n\u0131 s\u00f6yleyen Avi Alka\u015f, yat\u0131r\u0131m boyutlar\u0131 itibariyle de al\u0131\u015fveri\u015f merkezlerinin sa\u011flam ve g\u00fc\u00e7l\u00fc yap\u0131lar oldu\u011funa dikkat \u00e7ekti. Alka\u015f, \u015funlar\u0131 s\u00f6yledi: \u201cAl\u0131\u015fveri\u015f merkezleri iyi m\u00fchendislik hesaplar\u0131yla d\u00fczenlenen ciddi yat\u0131r\u0131mlard\u0131r. Bu y\u00fczden de \u015fehir planlamalar\u0131m\u0131z\u0131 do\u011fru ve laikiyle bilimsellik \u00e7er\u00e7evesinde ger\u00e7ekle\u015ftirebilirsek o zaman her binan\u0131n alt\u0131na bir d\u00fckkan yapma ve a\u00e7ma mecburiyetinde kalmayaca\u011f\u0131z.\u201d<\/p>\n<p><strong>Cadde \u00fcst\u00fcndeki yerler kurumsal yat\u0131r\u0131mc\u0131 de\u011fil<\/strong><\/p>\n<p>Markalar\u0131n AVM\u2019lerde yer bulamad\u0131klar\u0131 i\u00e7in ister istemez uygun yerlere girmeye \u00e7al\u0131\u015ft\u0131klar\u0131n\u0131 belirten AYD Ba\u015fkan\u0131 Nuri \u015eapkac\u0131, \u201cNe kadar girerlerse girsinler o sitelerin alt\u0131 bildi\u011fimiz Ba\u011fdat caddesi, Taksim gibi caddeler de\u011fil. Oradaki o yo\u011funluk bir kafeyi kald\u0131rabilir. Ancak b\u00fcy\u00fck markalar\u0131 kald\u0131rmas\u0131 kolay de\u011fil\u201d dedi.<\/p>\n<p>B\u00fcy\u00fck markalar\u0131n yat\u0131r\u0131m\u0131n\u0131n \u00e7ok fazla oldu\u011funu ve belli bir say\u0131da i\u00e7eriye m\u00fc\u015fterinin mutlaka girmesinin gerekti\u011fini ifade eden \u015eapkac\u0131, \u201cAVM\u2019ler bunu sa\u011fl\u0131yor. Binlerce m\u00fc\u015fteriyi i\u00e7eriye sokuyor. Ama bir cadde veya konutun \u00f6n\u00fcnden binlerce insan\u0131n ge\u00e7ip de o ma\u011fazaya girmesi m\u00fcmk\u00fcn de\u011fil. \u00c7ok do\u011fal olarak yer bulamad\u0131klar\u0131 i\u00e7in cadde \u00fcst\u00fcndeki yerlere girmek i\u00e7in ellerinden geleni yap\u0131yorlar ama orada da muhataplar maalesef kurumsal yat\u0131r\u0131mc\u0131 de\u011fil, ondan da mustaripler\u201d dedi.<\/p>\n<p>Perakendecilerin en b\u00fcy\u00fck \u015fikayetinin cadde ma\u011fazalar\u0131nda kurumsal yat\u0131r\u0131mc\u0131larla y\u00fcz y\u00fcze gelmedikleri i\u00e7in oradaki konu\u015fma dilinin farkl\u0131 oldu\u011funu ve birbirlerini anlamakta problem ya\u015fad\u0131klar\u0131n\u0131 belirten \u015eapkac\u0131, \u201cBizler masaya oturdu\u011fumuzda bir \u015fekilde anla\u015fabiliyoruz \u00e7\u00fcnk\u00fc sekt\u00f6r\u00fcn yap\u0131s\u0131n\u0131 biliyoruz.
