{"id":2702,"date":"2023-08-29T06:06:50","date_gmt":"2023-08-29T03:06:50","guid":{"rendered":"https:\/\/egemhabertv.com\/?p=2702"},"modified":"2023-08-29T06:06:50","modified_gmt":"2023-08-29T03:06:50","slug":"bddknin-sinirlamasi-kiralik-konutta-sikintiyi-artirabilir","status":"publish","type":"post","link":"https:\/\/egemhabertv.com\/?p=2702","title":{"rendered":"BDDK\u2019n\u0131n s\u0131n\u0131rlamas\u0131 kiral\u0131k konutta s\u0131k\u0131nt\u0131y\u0131 art\u0131rabilir"},"content":{"rendered":"<p> [ad_1]<br \/>\n<\/p>\n<div>\n<p><strong style=\"font-size: 1.125rem;\">Hamide HANG\u00dcL<\/strong><\/p>\n<p>Son 3 y\u0131ld\u0131r d\u00fcnyan\u0131n en y\u00fcksek konut fiyat art\u0131\u015flar\u0131na sahne olan T\u00fcrkiye\u2019de, \u00e7\u0131kmaza giren bar\u0131nma sorununun \u00e7\u00f6z\u00fcm\u00fc ve fahi\u015f fiyatlar\u0131n frenlenmesine y\u00f6nelik Bankac\u0131l\u0131k D\u00fczenleme ve Denetleme Kurumu (BDDK) yeni bir d\u00fczenlemeye gitti. \u0130kinci evini alana kredi s\u0131n\u0131rlamas\u0131 getirilirken d\u00fczenlemenin olas\u0131 etkileri sekt\u00f6rde g\u00fcndem oldu.<\/p>\n<p>D\u00fcnya\u2019ya a\u00e7\u0131klama yapan bir gayrimenkul sekt\u00f6r temsilcisi, konutun g\u00fcvenli bir yat\u0131r\u0131m arac\u0131 oldu\u011funu, ancak son de\u011fi\u015fikli\u011fin gayrimenkul yat\u0131r\u0131m\u0131ndan uzakla\u015ft\u0131rabilece\u011fini ifade etti. BDDK karar\u0131na g\u00f6re, ikinci ve sonras\u0131 konut al\u0131m\u0131nda t\u00fcketicinin, e\u015fi veya 18 ay alt\u0131ndaki \u00e7ocuklar\u0131n\u0131n en az bir konutunun bulunmas\u0131 halinde konut de\u011fer oran\u0131 y\u00fczde 75 daralt\u0131lacak.<\/p>\n<p>Karara g\u00f6re, \u00f6rne\u011fin 4 milyon TL de\u011ferindeki bir evi, ikinci tapulu evi olarak alacaklar, evin de\u011ferinin y\u00fczde 22,5\u2019i kadar kredi kullanabilecek. Bu da ekspertiz de\u011feri 4 milyonluk bir evde 900 bin lira kredi \u00e7\u0131kmas\u0131 demek. Bankalar i\u00e7in de kredi risk a\u011f\u0131rl\u0131\u011f\u0131 art\u0131r\u0131larak, y\u00fczde 35\u2019den y\u00fczde 150\u2019ye y\u00fckseltildi. Ba\u015fka bir ifadeyle, ikinci konutu alacaklara faiz oranlar\u0131 da artacak. \u0130lk konut al\u0131mlar\u0131nda ise kredi de\u011fer oranlar\u0131nda bir de\u011fi\u015fiklik olmayacak.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/i.dunya.com\/storage\/files\/images\/2023\/08\/28\/1-YEAV.jpg\" alt=\"\" width=\"602\" height=\"471\"\/><\/p>\n<p><strong>Alternatif ara\u00e7lara gider<\/strong><\/p>\n<p>D\u00fczenlemenin olas\u0131 etkileri sekt\u00f6rde g\u00fcndem oldu. D\u00fcnya\u2019ya a\u00e7\u0131klama yapan bir gayrimenkul sekt\u00f6r temsilcisi, konutun g\u00fcvenli bir yat\u0131r\u0131m arac\u0131 oldu\u011funu, ancak son de\u011fi\u015fikli\u011fin gayrimenkul yat\u0131r\u0131m\u0131ndan uzakla\u015ft\u0131rabilece\u011fini ifade etti. Sekt\u00f6r temsilcisi, \u201cBir yandan d\u00f6vizi frenlemeye \u00e7al\u0131\u015f\u0131rken, di\u011fer yandan gayrimenkulden uzakla\u015ft\u0131rmak farkl\u0131 enstr\u00fcmanlara y\u00f6nlendirir. Gayrimenkulde kredi limitleri tabana yakla\u015ft\u0131r\u0131l\u0131rsa, insanlar elindeki, \u00f6rne\u011fin 1 milyon lirayla farkl\u0131 yat\u0131r\u0131m ara\u00e7lar\u0131na gider. Kiral\u0131k fiyatlar\u0131n\u0131 d\u00fc\u015f\u00fcrmez.<\/p>\n<p>\u00c7\u00fcnk\u00fc kiray\u0131 ne d\u00fc\u015f\u00fcr\u00fcr? \u0130nanlar\u0131n fazla evi vard\u0131r. Fazla kiral\u0131k oldu\u011fu i\u00e7in de kiraya veremez, rekabet ortam\u0131ndan dolay\u0131 kiralar d\u00fc\u015fer. Oysa \u015fimdi konut piyasas\u0131nda sat\u0131\u015flar yava\u015flayaca\u011f\u0131 i\u00e7in in\u015faat\u00e7\u0131 ev yapamayacak, tasarruf sahibinin de kiraya verecek evi olmayacak. Yani konut talebi artaca\u011f\u0131 i\u00e7in fiyatlar daha da y\u00fckselecek. \u0130n\u015faat\u00e7\u0131 te\u015fvik, \u00fcretimin canlanmas\u0131n\u0131 beklerken, frenleyici bir uygulama olur.\u201d<\/p>\n<p>Gayrimenkul sekt\u00f6r temsilcileri, banka kredilerinin son 5 ayd\u0131r kamu bankalar\u0131n da 300 bin lirayla s\u0131n\u0131rland\u0131\u011f\u0131n\u0131, \u00f6zel bankalarda ise faizin 3,5\u2019e kadar y\u00fckseldi\u011fine i\u015faret ederek, \u201cBu hamlenin, ola\u011fan\u00fcst\u00fc fiyat art\u0131\u015flar\u0131 kar\u015f\u0131s\u0131nda ma\u011fduriyetleri \u00f6nlemek i\u00e7in yap\u0131ld\u0131\u011f\u0131 g\u00f6r\u00fcl\u00fcyor. Ama\u00e7, ikinci konutu alarak fiyatlar\u0131n\u0131n yukar\u0131 ta\u015f\u0131nmas\u0131n\u0131 \u00f6nleyerek, konut fiyatlar\u0131n\u0131 dengelemek.<\/p>\n<p>\u00d6nce konut sahibi olmayanlar ilk evlerini als\u0131n. Ancak bankalar, kredi musluklar\u0131n\u0131 zaten s\u0131k\u0131la\u015ft\u0131rd\u0131. Bug\u00fcn konut kredilerinin toplam kredilere oran\u0131 y\u00fczde 10\u2019dan y\u00fczde 3,5\u2019e d\u00fc\u015ft\u00fc. \u0130nsanlar banka kredisi kullanamad\u0131\u011f\u0131 i\u00e7in zaten paras\u0131 olan pe\u015fin al\u0131yor.
